The idea behind it is simple: save 1 €, use 2,50 € – 1 € in savings plus 1,50 € of low-interest Bauspardarlehen (building-society loan).

In three phases

How Bausparen works.

Saving

You save your balance regularly and take state subsidies along the way. The later loan rate is fixed from the very start.

Allocation

Once you have saved enough and the valuation figure is reached, your contract is "allocated". Now you can draw on both your savings and the loan.

Loan

You draw your building-society loan at the rate from back then – no matter how high market rates stand by now. Extra repayments are free at any time.

Even before allocation you can start with advance financing or a bridging loan – in case your plans arrive faster than expected.
